 Design Tips for Renovations

1. Check for Council services.  Before starting any planning make sure you check council records for the location of in-ground services.  There is nothing worse than spending time and money on a design concept only to find a council sewer or stormwater main traverses that location. Council infrastructure information is available from council for a small fee.  Solis Design has access to council records in Brisbane and can do this prior to any design discussion.

2. Check for Council Townplanning Constraints. Councils have townplanning provisions that provides guidance on what can be done on each property in its jurisdiction. The zoning,  local area codes, overlay codes and precinct designation will dictate what is able to be done on your property and whether or not a townplanning approval is required.  This will directly influence the design process and program

3. Identify the attributes of the block.  Orientation, breezes, and the oppotunities available with the existing house.  An elevated house offers the opportunity to raise and build-in under, or  space around the house will give hints to the most appropriate place to extend.  Generally that is the rear, but don't discount the value of a wide side setback as a way of offering more flexibity to the design options.

4. Consider the block slope.  The slope will influence the amount of cutting or filling and how the interior and exteriors spaces relate. The front yard  is probably the most under-utilised area on most sites, yet it can constitute up to 15% of the land area -  Depending on block orientation and slope, there is always opportunity to consider this space as an outdoor entertaining space, car accomodation  or courtyard off a front living or family room.
